Do I need an attorney for a real estate closing in Massachusetts?

Yes. Massachusetts is an attorney-state — every closing must be conducted by a licensed Massachusetts attorney. Having your own attorney protects your interests separately from the lender's counsel.

How long does a typical residential closing take?

From accepted offer to keys in hand, most residential closings take 30–45 days. We coordinate with your realtor, lender, and the seller's attorney to keep every milestone — P&S, inspection, commitment, closing — on schedule.

What does the closing attorney actually do?

We review and negotiate the Purchase & Sale Agreement, examine title, obtain title insurance, prepare the deed and HUD/CD, coordinate with the lender, conduct the closing, disburse funds, and record everything with the Registry of Deeds.

Can you help if I'm refinancing instead of buying or selling?

Absolutely. Refinances still require title work, payoff coordination, and recording. We handle refinance closings daily and the process is typically faster and lower-cost than a purchase.

What should I do if I'm facing foreclosure?
